The CIPS - Certified International Property Specialist - Network is the specialty membership group for international practitioners of the National Association of REALTORS®, the world`s largest trade organization. The CIPS designation prepares REALTORS® to service the growing international market in their local community by focusing on culture, exchange rates, investment trends and legal issues. The CIPS Network is comprised of real estate professionals in over 50 countries who deal in all types of real estate, but with one common element: they are focused specifically on the international market, most often in their local area. Whether assisting foreign investors, helping local buyers invest abroad, or serving a growing immigrant population in local markets, CIPS designees are consumers` best providers of professional skills in the unique aspects of international real estate.
Five education courses are required in order to earn the designation:
- Europe & International Real Estate (one day)
Discover information on working with clients in Western and Central Europe, the European Union and how it impacts international real estate, along with economic and real estate trends, and marketing and selling practices.
- The Americas & International Real Estate (one day)
Learn about Caribbean, North, Central, and South American investors including historical and cultural influences, regional relationships, and investment opportunities.
- Asia/Pacific & International Real Estate (one day)
Learn about real estate practices in Asia and the Pacific, specifically cultural influences, economic trends, and investment opportunities.
- Middle East/Africa & International Real Estate (one day)
Discover the cultural implications of working with clients from this region along with real estate practices in Middle Eastern and African countries.
- Investment & Financial Analysis & International Real Estate (two days)
Learn how to measure investment performance, prepare financial projections, and understand the effects of taxes and exchange rates on investments.
Note: The on line version of this course does not count towards the At Home With Diversity (AHWD) certification.

In addition, you must submit the CIPS Designation Application (http://www.realtor.org/cipshome.nsf/pages/EarnCips) documenting involvement in three international transactions with international clients, including those occurring in your local market. 100 points elective credit for experience must also be documented, earned for years in the real estate business, foreign language fluency, designations earned, attendance at international education sessions, and much more.
