Internal Revenue Code Section 1031 like-kind exchange is one of the most useful tools for helping clients sell appreciated business, farm and investment real estate. In this course, students learn how one property can be sold and a replacement property purchased without incurring any federal income taxes on the sale. Federal tax rules are closely reviewed so students can recognize exchange situations and learn how to explain to clients the tax-saving benefits of the 1031 exchange. Also addressed are delayed exchanges and how the installment sale of relinquished property may qualify in a transaction to acquire replacement property.

The REALTORS® Land Institute is an affiliate of the over 900,000 - member National Association of REALTORS®. The REALTORS® Land Institute's main objective is to bring together real estate professionals interested in the improvement of their professional competence in activities related to land; including land brokerage, agribusiness, land management, planning and developing, appraising, acquisition, and any other land specialty areas. This goal is carried out through various programs. As a leading land education source, the REALTORS® Land Institute offers the only land education program. RLI also offers the Accredited Land Consultant (ALC) designation. This designation is only awarded to those who meet strict requirements such as required Land University courses, experience in the field, involvement and service to the institute. RLI's National Marketing Sessions provide a national forum for members to represent client's interests, whether buying, selling, or exchanging. The Court of Marketing Excellence program was developed to recognize individuals within RLI that have the education, experience and accomplishments in Marketing Session participation and successful transaction marketing.
