This content-rich, information-intensive, nuts-and-bolts, power-hour is designed to give real estate agents a good solid understanding of what a Short Sale is, why banks are willing to do them, the advantages for all parties in the transaction, the lender’s criteria for approving a homeowner for a Short Sale, the components required for a complete Short Sale Package, the step-by-step process for shorting FHA, VA and Conventional loans, and what the lender’s have to “net” in the transaction, so the agent knows how to price the property in MLS and generate an offer that will meet the lender’s criteria and get approved.

About Michael & Stacy Spickes
Michael and Stacy are both licensed REALTORS® with Texas Realty Connection, members of the Austin Board of REALTORS®, as well as both the Texas Association of REALTORS® and the National Association of REALTORS®. In 2003, they formed Austin Home Rescue, now America’s Home Rescue, a company whose sole focus is helping homeowners
in pre-foreclosure situations.
They have committed the last five years to mastering and streamlining the Short Sale process and have worked over 200 Short Sale transactions. Drawing from their frontline experience, they have become passionate about training other Real Estate Professionals, sharing the "tips and tricks" of the Short Sale business that have increased their closing ratio from 50 to 90 percent.
Their hope is to reduce the foreclosure rate across the nation, by educating other professionals how to successfully complete a Short Sale with as little time and frustration as possible. Michael and Stacy are approved Certified Continuing Education Instructors through the Real Estate Commissions of numerous states throughout the country.
They have developed several powerful courses to engage their students at all levels of interest and experience, including an Introductory Course and an All-Day Advanced Workshop on the topic of Short Sales. They have taught over 200 live classes at Title Companies, Brokerages, Real Estate Schools, and REALTOR® Boards and Associations throughout the nation. Michael and Stacy have had the honor of speaking at the annual conventions of numerous state REALTOR ® Associations, as well as the 2008 National Association of REALTORS® Annual Convention in Orlando, Florida. Michael and Stacy have co-authored Short Sale Solutions: An Instruction Guide for Real Estate Agents, which has quickly become a leading reference guide for Real Estate Agents in effectively facilitating their Short Sales. They have also developed a number of other tools and resources to assist and guide Agents in successfully navigating and closing their Short Sales. In addition to providing the kind of “nuts-and-bolts” training that equips an Agent to be successful in Short Sales, Michael and Stacy are also very committed to providing ongoing support and guidance to Agents in their transactions.
To respond to this need, they have developed an Online Q&A Forum, a One-on-One Consulting Program, as well as a 12- Month Short Sale Coaching Program, in which they consult and mentor Agents through their transactions and help them build a successful niche in Short Sales.
