Overview
 
This course is Part One of two parts that combine to deliver the ABR Oline course for Ohio CE.

Buyer representation has truly become one of the most critical consumer issues and will grow more prevalent as we move into the new century. Completion of the Accredited Buyer Representative (ABR®) designation course is an important first step towards earning the coveted ABR designation.

This course covers the proper techniques and practices of buyer representation that will enhance your bottom line, review agency relationships, negotiation strategies, explain the advantages of buyer representation from the buyer`s, sellers, listing and selling broker`s perspectives and identify sources of buyer clients.

The ABR is presented in two parts. Part One covers the sections "Agency - Theory and Practice" and "Service Delivery." Part Two covers the sections "Buyer Consulting Services" and "Offers and Negotiation" and contains the Final Exam.

The ABR course is presented in conjunction with REBAC - The Real Estate BUYER`S AGENT Council. The ABR course tuition includes the first year dues towards membership of REBAC. REBAC is North America's oldest, largest and fastest growing association of real estate professionals that practice buyer representation and a proud part of the NATIONAL ASSOCIATION OF REALTORS®.

Instructor: Sylvia Shelnutt
 
Sylvia Shelnutt, ABR, ABRM, DREI, CRS, GRI, LTG, CBR, CSP, CCREC, is broker owner of Tri-Star Real Estate, Inc., and Sylvia Shelnutt Realty. Sylvia has a unique background in the real estate business coming from having been a million dollar producer in both residential and commercial real estate as well as the broker of an award winning new home sales firm.

She has taken the knowledge from her experiences and packaged them into her training series known as - Real Estate In A "NUTT-SHEL," delivered though Sylvia Shelnutt Training and Seminars. She specializes in buyer agency, risk reduction, cultural diversity and personal and professional skills training for agents.

She teaches the National Association of Realtors, ABR and ABRM (Accredited Buyer Representative and the Accredited Buyer Representative Managers) courses, as well as the NAR Multi-Cultural Certification course.

After holding most of the offices in her local board of REALTORS® she moved into service in the Georgia Association of REALTORS®. She has held numerous committee chairmanships and served a two-year term as a Regional Vice President on the Association Executive Board. As a licensed Georgia Instructor she is one of the few trainers certified to teach the Real Estate Commission required Instructor Development Workshop for new Georgia instructors.

Sylvia recently obtained the Distinguished Real Estate Educator designation from the national Real Estate Educators Association, one of only five instructors in the state of Georgia to hold that designation. She is also a graduate of the Instructor Training Institute. She is a past president of the Georgia Real Estate Educators Association and serves on the REEA national Board of Directors. Sylvia is the training consultant and school director for the Georgia Re/Max Region and has taught at conferences throughout their five state region. She is a featured instructor for the Georgia Institute of Real Estate; ABR/ABRM instructor for the Atlanta Institute of Real Estate a member of the cadre of instructors for the Georgia Association of REALTORS® and trainer for numerous brokers and Boards of REALTORS® throughout Georgia. She teaches GRI courses for the Louisiana Association of Realtors and Professional Standards for the Texas Association of REALTORS®. She was honored with the Real Estate Educator of the Year award for 2000 from the Georgia Real Estate Educators Association.
